Special Permit Hearing Process

Many properties on the South Shore trigger Special Permit or Variance requirements from the local town boards, such as the Zoning Board of Appeals, Historic Commissions, Conservation Commissions, & Planning Boards. Working with these boards is common for HC Design, as we regularly present our clients proposed projects with a high success rate of approval at the public hearings.

We present the most basic level of the project in plan and elevations as needed, in order to provide the board with the minimum amount of information to clearly describe the project and the areas requiring relief from the local ordinances and restrictions. Our goal is to present and close a project hearing in one evening. (More complicated projects may require multiple hearings.)

As town boards can be unpredictable, and civil and structural engineers may need to be brought in on the team for these presentations, HC Design provides these services on a time and materials basis, all additional consultants bill the client directly.
