Once a scheme is approved by the client from the options provided, HC Design will draft the client's design choices in CAD in plans and elevations.  These can be used by the contractor to price the project, acquire the building permit, and construct the project.  (The basic CAD plans and elevations can also be used when applying for special permits and variances for the local town boards if necessary.)

At this point the project is reviewed and developed in more detail. When the Construction Documents are completed at 1/4" = 1', the finish details are designed to fit client's individual taste.  

On average, the Construction Documents process typically takes 2-4 months. Our design fees vary, depending on the scope of the construction documents, the scale of HC Design's involvement in the bidding and construction phase, the design details, and construction management services provided.  The hours required to produce the Construction Documents vary greatly from project to project, but typically can be budgeted at 8% of the construction cost.
